But, if you are doing your own referencing, it’s still worth listening into the webinar as we will share lots of practical advice and tips on how those landlords completing their own references, or letting agents doing it in-house, can spot some of the tell-tale fraud indicators on would be tenants. And it can often be a more historic landlord who will give the most transparent information about a tenant. It is right to look around, and make sure you are satisfied that the checks being completed aren’t just a tick box exercise. Liam The Derby Agent - It’s great you’ve found a provider that works well for your agency, and you’re right, the research is key! Agents should ask questions about what sits behind the checks completed, and decide if it’s the right mix of tech, humans and protection they want for their brand.

It’s undeniable that the Tenant Fees Act has had a direct impact and there are now nearly 20% fewer landlords willing to accept pets since the legislation was passed. But we’re confident the industry has the ability to mobilise and innovate in order to meet the needs of today’s tenants whilst balancing suitable protection for landlords in compliance with the current laws. Kudos to Chestertons and many tenants for taking a pro-active approach to the challenge faced, but it’s also understandable that others are still hesitant to accept pets without the option to increase security deposits. These tenants need to live somewhere and we’re sure no one wants to see pets abandoned due to not being able to find a suitable home, so the government (and we as an industry) have to seriously look at how we can meet the needs of all stakeholders as this issue isn’t going to go away.

Thanks for the comments, it's always interesting to see the spectrum of views on this subject which we know provokes debate in the market. We understand that many landlords do not like the idea of letting to a tenant with pets, for all of the reasons that have been understandably mentioned by the commenters above. For those that do consider pets however, the solutions we are developing aim to give them greater protection. We want to provide landlords with more information on the pets they are accepting into their properties, as well as offering insurance products that will help to rectify any mishaps should they happen. Currently landlords have a choice about whether to accept pets or not, but the Government plans to reintroduce its “pets in lets” bill later this year which, if passed, will leave landlords legally unable to refuse a reasonable request to have a pet. We are building a proposition now that will at least give landlords some reasonable protections that are fair to both parties in anticipation of this legislative change.

This advice is really unhelpful for all involved and seems to be missing the obvious first step – opening up a dialogue between the tenant and their letting agent or landlord, not swapping stories with other tenants! There are good and bad on both sides of the lettings process, but stirring up animosity and pitting landlords against tenants isn’t a pragmatic solution.

As others have said, these statistics show how important thorough referencing before the tenancy starts is to identify any high risk applicants from the off – we find almost 10% of tenants we reference are unsuitable for the property they’ve applied for. We’d always recommend having Rent & Legal Protection in place as well as a safety net because on average, based on these stats, landlords stand to lose over £4,500 in lost rent alone, let alone the court fees on top!
